If…architecture was formed over 15 years ago by Ian Franks - bringing together experienced professionals who had worked together successfully in a major international London based Practice over a number of years. if…architecture Limited was formally established in 2009 when Lado Kozlik joined as Co-Director.

The Practice 

  • Has continued with great success specialising in Residential, Hotels and Mixed-Use developments with residential projects ranging from 6 to 186 units and hotels up to 395 guestrooms.
  • Concentrates on feasibility, Pre-Applications and full Planning Submissions - predominantly in London and its environs. We have excellent working relationships with most of the London Boroughs with a 100% success rate.
  • Has a network of highly skilled co-consultants covering Planning Policy, Transport, Daylight/Sunlight, Sustainability, Landscape and Viability.
  • Prides itself in high quality design – often on complex and challenging sites. Designs buildings which are contextual and contemporary whilst keeping cost and buildability in mind.
  • Can take projects through from inception to implementation and completion on site.
  • Always has the Client’s interests at heart - aiming to maximize the value of each and every project through high quality intelligent design.
